LARNER GLOBAL GROUP, SAUL LARNER and RE/MAX ALLIANCE Group (and its employees, agents and representatives referred to collectively as “Auction Company”). may appoint an “Auctioneer” to act on its behalf with respect to any aspects of the auction process. For purposes of this agreement and any related documents (“Agreement”), Auction Company and Auctioneer shall be used interchangeably. Auctioneer will only accept bids from registered bidders. Registered bidders are not required to bid. However, in order to bid, guests of the auction sale must be registered in accordance with this document.

DENTAL PRACTICES ARE IN LEASED SPACES. POTENTIAL BIDDERS ARE ENCOURAGED TO COMPLETE THEIR DUE DILIGENCE AS SOON AS POSSIBLE WITH THE EXISTING LANDLORDS. UPON GRANTING A BIDDING NUMBER OR RECEIVING A LETTER OF INTENT FROM THE POTENTIAL BIDDER, SELLER WILL INTERFACE THE POTENTIAL BIDDER WITH THE LANDLORD OF THE PROPERTY.

Typically the landlord will ask for a credit application and for which the seller will tender the fee. Auctioneer will email you the application. Please return it with your relevant business experience.

You will be asked to show your most recent bank statement showing current account balance.\ AND SUBMIT YOUR PROOF OF QUALIFICATIONS ONLINE.

  • If you are obtaining a loan, submit lender approval process.
  • If you intend to place a corporate entity on the lease, submit the applicable Articles of Incorporation identifying corporate officers.
  • We will email you the existing lease for review asap.
  • You will assume the lease in its existing condition.
  • All parties acknowledge the current lease terms expires on July 31, 2027.
  • Successful bidder shall replenish the security deposit in the amount of $7,281.36. Seller relinquishes all rights to the security deposit and CAM reconciliation credits.
  • Buyer shall become responsible for any CAM reconciliation billings.
  • All cash adjustments will be made through escrow upon closing.
  • Seller reserves the right to require a 3 month security deposit because of his responsibility to remain liable on the lease. However, on a case by case basis, he may waive this right prior to the issuance of a bidding number. REGISTERED BIDDERS WILL DIRECTLY COMMUNICATE WITH THE PROPERTY OWNERS TO RECEIVE FULL DISCLOSURES AS TO THEIR OPTIONS AND TO CONTINUE AND EXTEND THE LEASE
